We have additional services which we offer to all landlords. Our aim is to take the stress out of letting your property, giving you peace of mind knowing your property is being looked after and complying with all legal requirements.

 

Inspection Reports (Included in the fully managed service)

It is important that the property you are renting is inspected on a periodic basis to ensure the tenants are maintaining the property to a good standard.

 

If you are managing the property yourself you may feel this is something you dont feel comfortable carrying out. We are here to take the pressure away and give you the reassurance that your property is in good hands!!

 

NEW & Renewal of Tenancy Agreements (Included in the fully managed service)

The tenants are always tied into a contract initially for a period of 6 months. Once the contract is at an end it is always a weight off your mind to know that the current tenants (if they are staying for a further period) have signed a legally binding contract. This is not only to help the tenants feel settled in their home but also to give you as a landlord peace of mind to know that they are adhering to the contract originally signed when moving into the property.

 

Annual CP12 (Gas Safety Certificate)

The Gas Safety Certificate has to be carried out yearly by a regulated gas safety engineer. We can provide this service and ensure that it is carried out on your behalf. Therefore you will always know the property is safe for the tenants to live in the property and legally as a landlord you are complying with current legislation. This is something landlords often forget to keep updated even though it is extremely important. We can ensure this is carried out on your behalf to avoid any legal complications.

 

Energy Performance Certificate (EPC)

Since 1st Oct 2008 the law states all rented properties by law need to have an Energy Performance Certificate. This report will show the efficiency of the property on two graphs and will also make suggestions on how to improve the properties energy performance.

 

Photographic inventory (Included in the fully managed service)

If a tenant causes any damage to a property you need to provide evidence of the damage to fight a claim. By doing a full photographic property inventory at the time the tenant checks into the property, if there were any need to make a claim you will have the relevant evidence to prove the damage and therefore be reimbursed.
