Self Managing Option - Basic Tenant Find Service - One Months Rent + VAT

  • Providing a rental valuation of the property, and offering general advice as required
  • Prepare property professional photographs and property information. 
  • Advertise and market the Property on Rightmove, Facebook and our Website. 
  • Advising of and organising the Gas Safety Certificates, Energy Performance Certificates and Electrical Certificates.
  • Arranging and carrying out accompanied viewings and dealing with negotiations.
  • Interview prospective tenants and take up full references for them including, credit check, employer, previous landlord and character references. Where necessary, additional security will be requested by means of a guarantor.  
  • Carry out Right To Rent Checks as required by The Immigration Act (2016) on prospective tenants.
  • Preparing and signing as Agent for The Owner a standard Assured Shorthold tenancy agreement in accordance with current law and arranging signature by the tenant/s.
  • Collect the first month’s rent and the supply of a financial statement.
  • Collect the security deposit and pass over in full to the Landlord.  

 (Subject to a minimum fee of £500.00 plus VAT (£600.00 incl. VAT) capped fee of £700.00 plus VAT (£840.00 incl. VAT)

 

Fully Managed Service - £625.00 plus VAT (£750.00) +13% plus VAT (15.6% incl. VAT) of the monthly rent

  • Providing a rental valuation of the property, and offering general advice as required.
  • Prepare professional photographs and property information. 
  • Advertise and market the Property on Rightmove, Facebook and our Website.

  • Collection of all payments due from the tenant and preparing of the financial statement.
  • Test smoke and carbon monoxide alarms at point of inventory. Where not present, an additional charge is payable for the provision and fitting of alarms.

 Inclusive of the Fully Managed Service (Additional to the Basic Service): 

  • Inventory

A full written and photographic inventory will be drawn up at the start of tenancy. This will be used to document the property condition prior to a tenant moving in and used as a report when the tenancy ends. This will be used as evidence in relation to any claim made.

  • Logging of the Security Deposit

Collecting and holding the security deposit in accordance with current legislation. The Deposit will be registered with the Tenancy Deposit Service (TDS) and the correct paperwork will be issued within 30 days of the tenancy commencement date in accordance with The Deregulation Act (2015). 

  • Transfer of Utilities 

Meter readings will be taken where possible for Gas, Electricity and Water prior to the start of the tenancy. Utility companies will be informed of the new occupier and readings supplied to ensure the correct billing.

  • Contract Renewal 

Renewal of the fixed term contract and reissuing relevant updated documentation in accordance with the De- Regulation Act 2015. 

  • Routine Inspections

Inspections half yearly starting after the first month.  The inspection is concerned with verifying the good order of the tenancy (i.e., house being used in a 'tenant-like' manner) and the general condition of the Property. A report will be provided after every inspection to the landlord and any unsatisfactory issues will be identified and addressed. 

  • Monthly Rental Payments

Receiving ongoing rental payments, preparing and forwarding to the landlord and/or their accountant financial statements on a monthly basis, and remitting the balance of rental payments.

  • Property Maintenance

Coordinate all repairs, maintenance or replacements in a timely manner including arranging for tradesmen to attend the property and obtaining estimates where necessary, before supervising works and settling accounts from rents received (with prior agreement from the Landlord unless under emergency circumstances). 

  • Communication

Maintain regular contact with the Tenant for repair and good relationship purposes.

  • Certificate Renewal

All required certificates (CP12, EPC and ElCR) to be automatically renewed and any necessary remedial works to be completed in a timely manner.

  • Portfolio Review 

An annual assessment of the performance of your property portfolio, to review if any changes or improvements could be made to maximise your income levels, rent charged or rate of return.

  • Pre-Check Out Inspection 

This is carried out 14 days prior to the tenant vacating the property at the end of their tenancy. 

  • Final Check Out Inspection  

This is carried out on the day the tenant vacates the property. 

  • Processing the Security Bond
