Tenant Find Only £325.00 +VAT 

  • Carry out a FREE market appraisal and make recommendations for rental
  • Arrange for a 'To Let' board to be displayed prominently at the property
  • Advertise your property on our web site, on the leading property portals including Rightmove, and via our social media sites to ensure maximum exposure
  • Contact our large database of local prospective tenants
  • Flexible accompanied viewings
  • Obtain in depth relevant references and credit checks of prospective tenants and guarantors
  • Prepare the Assured Shorthold Tenancy agreement and arrange signing by all parties
  • Collect the first month’s rent and security deposit which is then forwarded to the landlord
  • Issue a standing order to the tenant for future rent payments

 

Premium Tenant Find £425.00 +VAT

All services shown above in the ‘Tenant Find Only’ section Plus:

  • Arrange Gas and Electrical Safety Tests and monitor annually (cost to be paid by landlord)
  • Full photographic and written inventory documenting the condition of the property at the start of the tenancy
  • Take meter readings and advise utility companies of the tenancy. (Inc. gas, electric, water, council tax)
  • Deposit the bond with the Deposit Protection Service.

If your tenant decides to end the tenancy:

  • Ensure notice is submitted correctly
  • Carry out a Pre-check out (property visit 14 days prior to check out to ensure tenants know how the property is to be left)
  • Completion of formal check out and inventory sign off
  • Repayment of the security bond from the DPS
  • Take final meter readings and advise utility companies 

 

Full Management £425.00 (+VAT) (+ 10% +VAT charge of the monthly rent)

  • Mail-shot and contact our large database of local prospective tenants
  • Flexible accompanied viewings
  • Obtain in depth relevant references and credit checks of prospective tenants
  • Prepare the signed Assured Shorthold Tenancy agreement
  • Collect the first month’s rent and security deposit
  • Issue standing order to the tenant for future rent payments
  • Arrange Gas and Electrical Safety Tests and monitor annually
